Each applicant age 18 or older (including spouse, roommates, children, and co-signers) must make a full, complete application.
Requirements for Approval
Gross monthly income (combined for multiple applicants) must be at least three times (3x) the monthly rent.
Credit score must be greater than 500 or 550, depending on the property. Contact the Ritan Property Group office for information about credit requirements for specific properties.
Income and employment verification. You must submit your two most recent paycheck stubs or your most recent tax return and we must contact your employer to receive verification.
Residency history verification for the previous three years.
Criminal history verification. We automatically reject applications if credit or criminal history reports show money owed to previous landlords, evictions, or felony convictions for violent or financial crimes in the past 7 years. We can approve past foreclosures or bankruptcies so long as the current credit score meets our requirements for the property.
Reserving a Home For Yourself
After your application has been approved, to reserve a property for yourself and take it off the market, you must submit the following:
A signed Home Reservation Agreement
A Home Reservation Fee equal to one month's rent.
Contact the Ritan Property Group office for instructions on how to pay the reservation fee. Homes are taken off the market and reserved for approved applicants on a first-come, first-served basis according to the order in which Home Reservation Fees and Home Reservation Agreements are received. Both the fee and the agreement must be received to reserve a property. In the rare cases when Reservation Fees and Home Reservation Agreements are received for more than one tenant simultaneously or nearly so (in general, within the same business day), Ritan Property Group will reserve the property for the strongest applicant based on credit score, income, employment, criminal background, and rental history.
Funds Due Before Move-In
Total funds due prior to move-in will include, at a minimum, a Home Reservation Fee equal to one month's rent, a Security Deposit equal to one month's rent, a Non-Refundable Administrative Fee of $200, and a Refundable Lockbox Fee of $50 (the $50 fee is refunded if the lockbox is returned to the RPG office within 30 days of the lease start date). Other fees due prior to move-in may include Additional Security Deposit, a Non-Refundable Pet Fee of $150, Additional Security Deposit of $250 per pet, and a Rush Fee of $150 if tenant must move in within five days of submitting a Home Reservation Fee and signing a lease.
